This is Winner Realty's first commercial listing to sell, and the only one of our four 2+ unit closings where we represented the seller. Kasey Robinson of Winner Realty listed it and also brought the buyer.
A turn-of-the-century two-unit a few minutes from Germantown, the University of Louisville, and downtown, renovated top to bottom: new roof, new HVAC systems, new water heaters, and updated siding. The first-floor unit had a tenant on a fresh 12-month lease at $920. The second-floor 2-bedroom was empty and ready to rent, which gave the buyer a choice between leasing it at market or living in it and letting the downstairs tenant cover a chunk of the mortgage.
At $130,000 a unit this sold well above the roughly $100,000-a-unit median for 2+ unit sales in Jefferson County this fall, and it should have: renovated systems take the biggest surprise expenses off the table for a decade. The $920 lease in place plus a vacant 2-bedroom at market would put gross rent somewhere around $2,100 to $2,300 a month, a gross rent multiplier near 10 on the closed price, a reasonable number for a fully renovated small multi-unit in a walkable neighborhood with the big-ticket systems already replaced. The 23 days from list to contract and a 3.7% negotiation off the ask are what a correctly priced renovated building does in this market.
Compare it with 1212 Queen Ave, which closed two months earlier at $60,000 a unit with original systems and below-market tenants. Same property type, same city, half the per-unit price. The gap between the two is the renovation and the rents, and it shows how wide the range is inside what people loosely call "a Louisville duplex."
If you own a renovated small multi-unit near U of L, Germantown, or Old Louisville, there is a deep buyer pool that will pay for finished systems and a lease in place. Our free commercial property valuation will tell you what yours would bring. If you are buying, decide early whether you want a finished building at a full price or an under-rented one at a discount, because the two require different financing and different patience.
Every deal file on this site uses the same yardsticks: price per unit, gross rent multiplier (price divided by a year of rent), and the cap rate where expenses are known. Our cap rate guide explains each one, and the commercial calculators let you test a building in a few minutes. Want a number on a building you own? Ask for a free commercial property valuation.
