OffMarket.deals: Louisville's Private Real Estate Marketplace

Sleek modern architecture with curved glass facade in an urban setting.

Some of the best real estate deals in Louisville never hit the MLS. Big brokerages now sell that idea as a premium product, with names like "private exclusives" and "coming soon" programs. At Winner Realty it is not a feature we bolted on. It is a marketplace we co-own: OffMarket.deals.

If you are a seller who wants a fast, quiet, private sale, an investor who wants deals before everyone else sees them, or an agent who wants a bigger buyer pool for your listings, this page explains exactly how it works.

What is OffMarket.deals?

OffMarket.deals is a private marketplace for off-market real estate in Kentucky, Southern Indiana and Ohio. Sellers and wholesalers post deals. A network of 70,000+ investors and buyers buys them. Every deal is reviewed by a licensed Realtor before it goes out. Rob Bergeron, Owner-Realtor of Winner Realty, is a co-owner through Property Partner.

That is the whole idea: a private market with real buyers on the other side, run by people with a license and a name on the line.

Why a private marketplace beats waiting for the MLS

Speed

Deals are reviewed and posted within 24 hours, and each one goes first to the 25 best-matched buyers for that property type, then to the full network. Matched buyers move fast because the deal already fits what they buy.

Privacy

No yard sign, no open houses, no public listing history, no strangers walking through your home. For sellers dealing with an inherited house, a tenant situation, a divorce, or a property that needs work, that matters.

Certainty

Investors in the network buy houses that need work and close on a schedule. When you are comparing a cash sale to listing, you can see both numbers side by side before you decide.

Transparency

Closed deals stay on the board, so buyers and sellers can see what actually trades. A licensed Realtor reviews the numbers, so you are not guessing whether an offer is real.

For sellers: how it works

You pay a flat $2,000 fee at closing. If the deal does not close, you owe $0. No percentage, no split, no subscription.

  1. Submit the property and your situation. A licensed Realtor reviews it personally.
  2. Your deal is posted within 24 hours and sent to the best-matched buyers first.
  3. You compare offers. If listing on the open market would net you more, Winner Realty can do that too, and you get an honest answer about which route wins.

Not sure which route is right? Compare listing, a cash sale and seller financing in our ways to sell your house guide, and estimate your take-home with the seller net proceeds calculator.

For investors: how it works

Buyers join free. Tell the marketplace what you buy (single-family flips, rentals, 2-4 units, 5+ unit commercial, land) and you get alerts when a matching deal posts. Coverage includes Louisville, Southern Indiana, Lexington and smaller Kentucky and Ohio markets.

For agents: list on the marketplace

Agents can put their own listings and pocket deals in front of the same buyer network. Featured deals can also get a mention in The Morning Bergeron, Rob's daily Louisville real estate newsletter. More buyers seeing your deal means a better chance of the right offer.

Bringing this to your market

Agents and brokers outside Louisville can bring a private marketplace to their own clients through Winner Realty. See the OffMarket.deals Marketplace page and talk to Rob.

Frequently asked questions
