Kentucky homeowners are paying a lot more to insure their homes. Average homeowners insurance rates in Kentucky rose about 33% this year, the fourth-largest increase in the country behind Louisiana, Michigan and Virginia. A typical Kentucky policy with $300,000 of dwelling coverage now runs about $3,326 to $3,540 a year, roughly 38% to 46% more than the national average.
In Louisville, the average is about $3,485 a year, or about $290 a month, for a policy covering a $400,000 home. On a $285,000 house, that can be close to what you pay in property taxes. Here is why it is happening and what you can do about it, including a Kentucky roof program most homeowners have never heard of.
Insurers point to two things: more severe wind and hail storms, and the higher cost of labor and materials to rebuild. When it costs more to replace a roof or rebuild a house, the price of covering it goes up for everyone.
FORTIFIED is a construction standard created by the Insurance Institute for Business and Home Safety (IBHS). A FORTIFIED roof uses a sealed roof deck, stronger edges and better nailing so it holds up to wind and water.
The Strengthen Kentucky Homes program offers grants of up to $10,000 toward a roof built to the FORTIFIED standard, from a $5 million state fund that opened March 1, 2026. You apply and use the program's approved contractors and evaluators. Details and the application are at skh.ky.gov. Before you start, ask your insurer exactly what discount it gives a certified FORTIFIED roof.
Get insurance quotes during your inspection period, not the week of closing. The premium is part of the monthly payment your lender approves, and an old roof can make a home hard or expensive to insure. A roof near the end of its life is worth negotiating over, either with a repair or a credit.
A rental needs a landlord policy, not a regular homeowners policy, and it usually costs more. Build the real premium into your rent math before you buy, and ask your insurer about the FORTIFIED discount when you replace a roof on a rental.
About $3,485 a year on average for a policy covering a $400,000 home. Your price depends on the home's age, roof, coverage amount, deductible and claims history.
Yes. Since March 1, 2026, insurers in Kentucky must offer a premium discount for homes that meet the FORTIFIED standard. The size of the discount is set by each insurer, so ask yours before you start.
Apply online at skh.ky.gov. The grant pays up to $10,000 toward a FORTIFIED roof installed by the program's approved contractors.
