Louisville Relocation Realtor: How Winner Realty Works With Out-of-Town Buyers

Winner Realty is a Louisville relocation brokerage. If you're moving here for a job, a transfer, a military assignment, or because you can work from anywhere and picked us, this page is about how we work with people who can't be here for every showing. I'm Rob Bergeron, Owner–Realtor. I've been helping relocating buyers land here since 2013, and I know what it's like to stare at a map of a city you don't know yet.

If you want the long version of what Louisville is like, with every number sourced, read our Relocating to Louisville guide. This page is the short version plus the part that guide doesn't cover: what it's actually like to buy here from somewhere else.

The short version

Louisville is a metro of about 1.4 million people on the Ohio River, with Southern Indiana right across the bridges. Homes cost less than in most cities people relocate from: the median single-family home in Jefferson County sold for about $290,000 in late summer 2026, and inventory is up sharply from a year ago, so buyers have choices again. The biggest employers are UPS (Worldport, the air hub), Ford (two plants), GE Appliances, Humana, Norton Healthcare, Baptist Health, UofL Health, and Yum! Brands, plus a large logistics and bourbon economy. Fort Knox is about 45 minutes south.

Our Louisville Housing Market Report has the current numbers, updated monthly.

Neighborhoods, in one paragraph each

Louisville is a city of neighborhoods, and the right one depends on where you'll work and how you like to live. The ones relocating buyers ask about most, described by what's there:

  • The Highlands. Older homes, walkable, restaurants and shops along Bardstown Road, next to Cherokee Park. The most "city" feel in Louisville.
  • Crescent Hill and Clifton. Tree-lined streets, 1900s houses, Frankfort Avenue for coffee and dinner, ten minutes to downtown.
  • Germantown and Schnitzelburg. Shotgun houses, small lots, near downtown, popular with first-time buyers and house-hackers (2–4 unit buildings are common).
  • Old Louisville. Victorian mansions and apartments, one of the largest historic districts in the country, next to the University of Louisville.
  • NuLu and Butchertown. Lofts and new construction near downtown, breweries and restaurants, walkable to Slugger Field and the waterfront.
  • St. Matthews. Central, mid-century homes, the biggest shopping district outside downtown, easy to get anywhere.
  • Middletown, Anchorage, and Prospect (the East End). Larger lots, newer construction, longer drive downtown, closest to the Shelbyville Road office corridor.
  • Jeffersontown (J-Town). Suburban, newer homes, next to the Bluegrass Commerce Park, where a lot of people work.
  • Fern Creek, Okolona, and the south end. The most house for the money in the city, closest to UPS, the airport, and Ford's Louisville Assembly Plant.
  • Southern Indiana (Jeffersonville, New Albany, Clarksville). Across the river, ten to twenty minutes to downtown Louisville, its own downtowns and schools, and a different tax picture. We're licensed on both sides.
  • Oldham, Shelby, and Bullitt counties. Farther out: acreage, horse farms, new subdivisions, longer commutes.

If you want a shortlist based on your commute, budget, and what you like to do, our Louisville Suburb Match Quiz takes two minutes.

Kentucky or Indiana?

The river is a state line, and it matters. Kentucky and Indiana tax income differently, property taxes and school districts differ, and so do closing customs. A lot of relocating buyers never consider Southern Indiana because nobody told them it was an option. We'll lay the two side by side for your situation. Winner Realty has agents licensed in both Kentucky and Indiana, so you're not handed off at the bridge.

What it costs to move here

Use our Relocation Cost Calculator for a real estimate. The big pieces: the purchase price, closing costs, movers, and the overlap month if you're carrying two housing payments. If you'd rather rent first and buy in a year, we help with that too: finding a rental in Louisville.

How we work with buyers who aren't here yet

  • Video walkthroughs of every house you're serious about. Live on a call, or recorded so you can watch it twice.
  • A 15-minute response rule. Text or email us and you'll hear back within 15 minutes during business hours. Deals move fast at the price points relocating buyers tend to shop.
  • Neighborhood drives on video. The street, the commute, the grocery store. Things a listing doesn't show.
  • Inspections and closing without you. You can close from anywhere with a mobile notary. We've done it many times.
  • One trip, planned. When you do fly in, we schedule everything into one or two days so the trip counts.
  • Spanish spoken. I'm conversational in Spanish and have been the Spanish-speaking agent at every brokerage I've worked at.
  • Military and veteran buyers. VA loans, Fort Knox commutes, and quick timelines. Our VA Loan Calculator shows the zero-down math, and our Fort Knox relocation guide covers the rest.

For employers and HR teams

If your company is moving people to Louisville, we'll set up one point of contact, a shared timeline, and the same process for every transferee. See employer relocation partners, or text or email me and I'll send over how we've done it for others.

Frequently asked questions

How far in advance should I start?

Three months before your start date is comfortable. Thirty days is doable; we've done it.

Can I buy a house I've never seen in person?

Yes, and plenty of relocating buyers do. We do the walkthrough on video, you get an independent inspection, and the contract has contingencies that protect you.

Is Louisville a good place to invest, not just live?

Many of our relocation clients buy a 2–4 unit building, live in one unit, and rent the rest. See house hacking in Louisville.

Do you charge relocating buyers anything extra?

No.
