Military Relocation to Fort Knox and Louisville: PCS Buying Guide

Orders to Fort Knox usually arrive with a short fuse and a long list of unknowns: rent or buy, live near the post or in Louisville, what the VA loan actually costs, and how to close on a house you have seen only through a phone screen. This guide is written for service members, spouses and DoD civilians PCSing to Fort Knox, but nothing in it is gated to military status; Winner Realty works the same way for everyone who calls. What follows is the local detail that generic PCS checklists leave out.

Where Fort Knox sits, and where people actually live

Fort Knox spreads across parts of Hardin, Bullitt and Meade counties, roughly 30 to 35 road miles south-southwest of downtown Louisville. It is home to U.S. Army Human Resources Command, U.S. Army Cadet Command, U.S. Army Recruiting Command and V Corps, so many arrivals are on multi-year staff tours long enough to make buying worth considering. Housing choices fall into two camps: the Hardin County towns that touch the post, or Louisville and its southern suburbs with a longer daily drive.

Radcliff and Vine Grove (Hardin County)

Radcliff is bordered on its north side by Fort Knox and is the closest full-service town to the main gates; it sits about 34 miles south of Louisville on US 31W and about 11 miles north of Elizabethtown. Vine Grove is immediately west of Radcliff, roughly five miles from the post. The housing stock in both is dominated by ranches, split-levels and two-story homes built from the 1960s through the 2000s on quarter-acre to half-acre lots, plus newer subdivisions on the fringes. In August 2026 the median sold price in Radcliff (40160) was $258,495, below the Louisville-wide median of $280,000, and monthly medians over the prior twelve months ran from $166,000 to $269,995. Vine Grove (40175) closed at a $324,900 median in August 2026, but its monthly medians swung from $215,000 to $391,000 over the year because new-construction closings move a small sample (Flexmls). Commutes to most gates run 10 to 20 minutes depending on which gate and which shift.

Elizabethtown

Elizabethtown, the Hardin County seat, is about 15 miles south of the post and roughly 45 road miles from downtown Louisville via I-65. It is the largest commercial center between Louisville and Bowling Green and sits at the I-65 / Western Kentucky Parkway / Bluegrass Parkway junction. Housing runs from older in-town homes to large newer subdivisions off Ring Road and along US 31W and KY 61. The August 2026 median sold price in 42701 was $326,100 (Flexmls). A Fort Knox commute from E-town is usually 20 to 30 minutes on US 31W or KY 313.

Shepherdsville and Bullitt County

Shepherdsville is about 20 miles south of downtown Louisville on I-65 and connects to the Fort Knox side of the county on KY 44 and US 31W. It is a popular middle option for dual-career households where one person works on post and the other works in Louisville. Expect newer subdivisions (1990s to current) on the west side of I-65 and around Zoneton, older homes in the town core, and acreage as you move toward Mount Washington. The 40165 median sold price was $327,500 in August 2026 (Flexmls). Drive time to downtown Louisville is 25 to 35 minutes; map your own Fort Knox commute from the specific subdivision, because the KY 44 route and the I-65 route can differ by 15 minutes.

South and southwest Louisville

US 31W, which Louisville calls Dixie Highway, runs straight from the post into southwest Louisville. Valley Station, Pleasure Ridge Park and Shively along that corridor offer 1950s to 1980s brick ranches and split-foyers on level lots, generally at price points below the metro median, with a Fort Knox commute of roughly 20 to 35 minutes depending on how far up Dixie you are. Okolona and Fern Creek on the south and southeast side add time via I-65 or the Gene Snyder. BAH at Fort Knox: what the numbers mean for a mortgage

Basic Allowance for Housing is set by the Defense Travel Management Office for each Military Housing Area; Fort Knox falls under MHA KY110. Rates change every January 1 and depend on pay grade and dependent status. Look up your exact 2026 figure on the DTMO BAH calculator for MHA KY110 before you shop; an E-5 and an O-3 with dependents are several hundred dollars a month apart, and that gap is the difference between a Radcliff ranch and a Louisville-side subdivision on the same allowance.

Treat BAH as the ceiling for principal, interest, taxes and insurance combined, then subtract what a landlord would have paid: property taxes, homeowner's insurance and a maintenance reserve. Jefferson County's combined 2025 real property tax rate runs roughly $1.00 to $1.26 per $100 of assessed value depending on your taxing district (state, Metro, JCPS and, inside the old city limits, the Urban Services District), so a $280,000 house carries roughly $2,800 to $3,500 a year in property tax. Hardin and Bullitt county rates differ; your agent can pull the exact parcel. BAH is not taxable income, and Kentucky does not tax active-duty military pay for service members whose state of legal residence is Kentucky (KRS 141.019, per the Kentucky Department of Revenue), which is worth raising with a tax professional if you are deciding where to keep your residency.

VA loan basics, with the 2026 numbers

The VA home loan is the reason many PCS moves end in a purchase rather than a lease. The essentials, straight from va.gov:

  • No down payment required for borrowers with full entitlement, and no monthly mortgage insurance, which is the biggest structural cost advantage over FHA and low-down conventional loans.
  • No VA loan limit for full-entitlement borrowers. VA states plainly that if you have full entitlement you do not have a loan limit, as long as you can afford the payment and the appraisal supports the price. The old county loan limits still matter only if you have reduced entitlement from a prior VA loan that is still outstanding.
  • The funding fee (rates effective April 7, 2023 and still current on va.gov): first use with less than 5% down, 2.15% of the loan amount; 5% to under 10% down, 1.5%; 10% or more down, 1.25%. Subsequent use with less than 5% down is 3.3%. The fee can be financed into the loan.
  • Exemptions: you do not pay the funding fee if you receive VA disability compensation, are entitled to it but receive retirement or active-duty pay instead, are a surviving spouse receiving DIC, have a pre-discharge disability rating before closing, or are an active-duty Purple Heart recipient. If you are rated later with an effective date before closing, you can apply for a refund.
  • VA appraisal and Minimum Property Requirements: the appraiser checks safety, sanitation and structural soundness. Peeling paint on a pre-1978 house, a missing handrail, or an inaccessible crawlspace can hold up a closing. Screen for these before you write an offer.

That comparison matters: a funding-fee-exempt borrower will almost always prefer VA, while a subsequent-use borrower with no exemption and 5% down should at least look at the conventional numbers. Buyers should also ask about assumable VA loans from sellers who locked low rates.

Buying from 800 miles away: the remote process

Most PCS buyers cannot fly in for three weekends of showings. Here is the process Winner Realty runs for remote buyers, military or otherwise.

  1. Buyer consultation by video. Because of the 2024 NAR practice changes, a written buyer representation agreement must be signed before an agent tours a home with you, including a live virtual tour. It states what Winner Realty will do and how it is paid, and the terms are negotiable. We will walk you through it on a call.
  2. Pre-approval, not pre-qualification. Get your Certificate of Eligibility pulled and a full pre-approval letter in hand before offers. Cam Keehn can do this in days.
  3. Live video showings. Your agent walks the house on FaceTime or a recorded walkthrough, opens the electrical panel, runs the water, looks in the attic and crawlspace, and drives the commute to your gate at the time you would actually drive it.
  4. Offer with the right contingencies. Inspection, appraisal and financing contingencies protect a buyer who has not stood in the house. A military clause tied to orders being revoked or changed is a normal ask, though a seller may decline it.
  5. Inspection by proxy. A licensed inspector, plus a sewer scope and radon test where warranted, with your agent on site.
  6. Remote closing. Kentucky authorizes notaries to perform notarial acts for remotely located individuals by audio-visual communication technology under KRS 423.455 (effective January 1, 2020), with identity proofing and a recorded session. Many closings for deployed or out-of-state buyers are also handled with a specific power of attorney, which the lender must approve in advance. Either way, you do not need to be in Louisville on closing day.

Getting out of a lease when orders come

If you are renting near your current duty station, the Servicemembers Civil Relief Act, 50 U.S.C. 3955, lets you terminate a residential lease when you receive PCS orders or deployment orders of 90 days or more. You deliver written notice plus a copy of the orders to the landlord by hand, private carrier, certified mail or electronic means. For a month-to-month or monthly-rent lease, termination takes effect 30 days after the next rent due date following delivery of the notice, and the landlord must refund prepaid rent for the period after termination within 30 days. Kentucky landlords sometimes write a separate military clause into leases; the federal statute controls regardless, but asking for the clause makes the conversation easier.

Timing the purchase against the PCS calendar

A typical Kentucky purchase closes 30 to 45 days after contract acceptance with financing. Working backward from a report date:

  • 90 to 120 days out: consultation, pre-approval, target areas and price band, decision on rent-first versus buy-now.
  • 60 to 90 days out: active search, video showings, offers. This is when a house-hunting trip pays off if you can get one.
  • 30 to 45 days out: under contract, inspection within the first 7 to 10 days, appraisal ordered, title work under way.
  • Report date, give or take a week: closing, keys, household goods delivery.

Louisville-wide, homes went under contract in a median of 28 days in August 2026 with 2.9 months of supply and a 98.8% sale-to-list ratio (Flexmls), so well-priced houses do not sit. Buyers who wait until they arrive often end up renting for a year.

Renting first, selling when you leave, and other practical notes

Some households rent for six to twelve months, learn the commute and then buy; that is a reasonable path. Hardin County Schools, Bullitt County Public Schools and Jefferson County Public Schools each assign students under their own plans, and Fort Knox has DoDEA schools on post; verify the specific address with the district before you commit. Can I use my VA loan more than once?

Yes. Entitlement can be restored when a prior VA loan is paid off and the property sold, and many borrowers have enough remaining entitlement to buy again while still owning the first home. The subsequent-use funding fee is 3.3% with less than 5% down unless you are exempt.
