How to read these numbers

Principal & interest (P&I) is the actual loan payment — what you'd owe even if your home had zero taxes or insurance. It's driven by your loan amount, rate, and term.

Property taxes and homeowners insurance are usually collected monthly into an escrow account and paid on your behalf once or twice a year. Kentucky property tax rates and homeowners insurance costs both vary a lot by county, so use your actual numbers once you have a specific address.

Private mortgage insurance (PMI) typically applies on a conventional loan with less than 20% down, and usually drops off once you reach 20-22% equity. VA loans never require PMI regardless of down payment — see our VA loan calculator if that applies to you.

Does this include closing costs?

No — this calculator estimates your ongoing monthly payment only. Closing costs are a separate, one-time expense typically due at settlement; ask your lender for a Loan Estimate once you're under contract for exact figures.

Why does my PMI disappear when I raise the down payment?

PMI protects the lender on the portion of a conventional loan above 80% loan-to-value. Once your down payment reaches 20%, this calculator assumes no PMI applies — in practice, PMI can also be removed later as you pay down the loan or the home appreciates.
