What to Have Ready Before You Apply

  • Proof of income. Recent pay stubs or an offer letter. Many landlords look for roughly two-and-a-half to three times the monthly rent in verifiable income, though the exact standard is set by each individual property owner.
  • Photo ID.
  • Rental history and references. Contact information for a previous landlord helps your application move faster.
  • A credit and background check. Almost every landlord runs one, and some charge an application fee to cover it.

Know Your Rights as a Kentucky Renter

Louisville sits in Jefferson County, which has adopted the Uniform Residential Landlord and Tenant Act (URLTA), codified at KRS 383.500–383.705. That matters because URLTA protections don't automatically apply everywhere in Kentucky — they only apply in the counties and cities that have opted in, and Jefferson County is one of them. A few of the basics that come with it:

  • Security deposits (KRS 383.580). Your landlord has to keep your deposit in a separate account, give you a written move-in condition list you can review, and provide a written accounting of any deductions when you move out.
  • Notice before entry. Except in a genuine emergency, your landlord has to give you at least two days' notice before entering the unit.
  • Ending a month-to-month lease. Either side has to give 30 days' written notice.
  • Nonpayment of rent. Your landlord has to give you a written 7-day notice to pay or vacate before an eviction case can even be filed.
  • Habitability. Your landlord has a legal duty to keep the unit fit to live in and to make necessary repairs.
