Why Your House Isn't Selling, and Your Three Options This Week

If your Louisville house has been sitting, you are not alone. In September there were 31% more homes for sale in Jefferson County than a year earlier, and new contracts were down 25%. About 4 in 10 homes for sale show a price cut, and 140 Louisville homes cut their price in just the last three days. Nationally, pending sales hit the lowest level ever recorded in September.

Here is why houses are sitting right now, and three moves you can make this week.

Why houses are sitting in Louisville right now

1. The price was set for last spring

The Jefferson County median sale price peaked at $296,000 in July and was $285,000 in September. Mortgage rates went from below 6% in February to 7.32% in late October. A price that made sense in May can be $10,000 to $20,000 too high today.

2. The price sits just above a search filter

Buyers search in round numbers. A house at $305,000 never shows up for the buyer whose search stops at $300,000. Small price cuts that cross a filter line bring in a whole new group of buyers.

3. The monthly payment scares buyers off

At 7.32%, every $10,000 of price adds about $55 to a buyer's monthly principal and interest with 20% down. Buyers shop by payment, not just price.

4. The listing doesn't sell the house

Dark or few photos, a vague description, no floor plan. Buyers decide in seconds online whether to book a showing.

5. It's hard to see

Limited showing windows, a tenant who won't cooperate, or a pet that stays home all cost showings.

Your three options this week

Option 1: Reset the price to where buyers are

Look at what actually sold near you in the last 60 days, not what is listed. Homes in Jefferson County are selling for about 96.8% of their original asking price, so a home priced above that range usually waits. One meaningful cut works better than several small ones.

Option 2: Make it easier to say yes

Instead of only cutting the price, offer a credit the buyer can use to lower their interest rate or cover closing costs. Seller credits showed up in 44.7% of U.S. sales in August. To a buyer worried about the payment, a credit can matter more than the same amount off the price.

Option 3: Get a cash number

Some sellers would rather trade a little price for certainty: no showings, no repairs, a closing date they choose. We put cash bids and a full listing side by side so you can compare what you would actually walk away with. See our cash or list page and run your numbers in the seller net proceeds calculator.

Frequently asked questions

How long should a house take to sell in Louisville?

In September, Jefferson County homes averaged about 28 days on the market, or about 40 days counting homes that were taken off and relisted. If yours is well past that, the market is telling you something about price, condition or exposure.

Should I take my house off the market and wait for spring?

Sometimes, if you don't need to sell. But more homes usually come on the market in spring too, so you may be competing with more sellers. If you plan to wait, use the time to fix what buyers objected to.

Is a price cut or a seller credit better?

It depends on your buyer. First-time buyers stretched on cash often value a closing-cost or rate credit more than a small price cut. Ask your agent what feedback showings have produced.

Will a cash buyer pay full price?

Usually not. Cash buyers price in repairs, holding costs and their profit. The point of comparing is to know the gap, so you can decide whether the speed and certainty are worth it to you.
