Compass Now Owns Coldwell Banker, Century 21 and Sotheby's. What It Means for Louisville Agents

On January 9, 2026, Compass finished buying Anywhere Real Estate. If you don't know the name Anywhere, you know its brands: Coldwell Banker, Century 21, Sotheby's International Realty, Corcoran, and Better Homes and Gardens Real Estate. All of them now sit under one parent company run by Compass CEO Robert Reffkin, with roughly 340,000 agents worldwide.

The deal closed months earlier than anyone expected. Most people thought it would land in the second half of 2026. So if you're with one of those brands here in Louisville and it feels like this happened fast, it did.

Here's what actually changed, what's still up in the air, and what I'd be asking about.

What we know so far

  • The brands are staying, for now. Compass said it would keep Coldwell Banker, Century 21, and the rest as separate names, and Coldwell Banker's CEO said in August that the brand is "not going away."
  • Cuts have started at the top. Anywhere's CEO and its head of technology both left after the deal, and Compass filed notice of 110 job cuts at Anywhere's New Jersey headquarters.
  • Compass told investors it expects more than $225 million in "synergies" within three years. Synergies is a Wall Street word. It usually means cutting costs and finding new ways to make money off the same business.
  • Regulators are paying attention. New York opened an antitrust look at the company this summer. Antitrust just means checking whether one company has gotten big enough to push everyone else around.

The private listings question

Compass is known for "Private Exclusives," homes marketed inside Compass's own network before (or instead of) going on the public MLS, the shared listing system every agent uses. Reffkin promised acquired agents there would be no rule forcing them to use it. But a lot of agents at the acquired brands are split on whether it's good for their sellers, and several states are passing laws to limit it.

Why it matters to you: if your company leans into keeping listings in-house, it changes how you market homes and how other agents see your listings. That's worth understanding before it lands in a team meeting.

What usually changes next

  • One tech platform. Compass's whole pitch is putting every brand on its software. That means new systems to learn and your client data moving to a new home.
  • Back-office consolidation. Fewer people doing the work behind your transactions, spread across more agents.
  • New ways to make money off each deal. When a company pays this much, it looks for added revenue in title, mortgage, and services around the sale.

Questions to ask your broker

  • Are my split and fees changing this year or next?
  • When do we move to Compass's tech, and who owns my client list after we do?
  • Will I be expected to market listings privately first?
  • Is our local office staying the same brand and the same ownership?

Where Winner Realty fits

We're the opposite of a 340,000-agent company. Winner Realty is small on purpose, and you can text the owner. That's me.

  • Your data stays yours. You're not a line item in somebody's integration plan.
  • Real deal flow. We own a data company, Property Partner, so our agents get residential and commercial leads in their inbox every morning at 6:30.
  • Investor reach without hiding your listing. Our private investor marketplace, OffMarket.deals, has 70,000+ buyers. Your listings can get in front of them on top of the MLS, not instead of it.
  • Plans that fit how much you close: $595 a month and keep 100%, $100 a month on an 85/15 split, or $50 a month on a 60/40 split. Every plan is $295 per closed deal plus a one-time $100 setup.
  • Contract-to-close help on every deal, and a 15-minute response rule when you text us.
