Healthcare is one of the steadiest sources of demand for Louisville commercial real estate. Cushman & Wakefield | Commercial Kentucky's Q2 2026 office report says construction and healthcare continued to be among the strongest contributors to employment and economic activity in the region. The building is happening on hospital campuses: a $186 million tower at UofL Hospital, a $280 million health sciences building downtown, a 150-acre pediatric campus planned in Jeffersontown and a $30 million pharmacy hub off Blankenbaker Parkway.
An honest caveat up front: we could not find a public report that publishes medical office vacancy or rent for Louisville. National firms track medical office (also called medical outpatient buildings, or MOBs) for larger metros, and Louisville is not broken out in the reports we reviewed. Nationally, JLL reported medical outpatient occupancy at a record 92.7% as of March 2026, with new construction starts at only about 1.1% of inventory in the second half of 2025. Locally, the best available proxy is general office data by submarket, which we list for each corridor below with that limit in mind. Medical tenants often lease space in general office buildings, but specialized buildouts, parking and hospital proximity mean medical space can price differently.
What's there: the Louisville Medical & Education District on the east side of downtown holds UofL Hospital, UofL Health's Jewish Hospital (462 beds), Norton Hospital and Norton Healthcare Pavilion (634 licensed beds combined) and Norton Children's Hospital (300 licensed beds).
Recent openings and projects:
Public money: besides the state's $260 million for the health sciences building, construction began March 30, 2026 on a $6.75 million city and state streetscape project on East Chestnut Street, adding wider sidewalks, trees and curb extensions from South Preston to South Clay. The 300 block is scheduled for completion later in 2026 and the full eastern section by 2027.
What the office numbers say: the central business district (CBD) shows 20.8% office vacancy and a $17.79 per square foot average asking rent, and Old Louisville 7.5% at $14.00 (Cushman & Wakefield, Q2 2026). These are general office figures, not medical.

What's there: Baptist Health Louisville, 4000 Kresge Way, is a 490-bed hospital per Baptist Health. The Charles and Mimi Osborn Cancer Center and the Radiation Center operate from the medical office building at 4003 Kresge Way. Baptist Health Eastpoint is at 2400 Eastpoint Parkway. Norton Women's & Children's Hospital (373 licensed beds) is also part of the east-side hospital mix.
Recent moves: Norton Healthcare opened Norton Pharmacy - Blankenbaker at 2701 Chestnut Station Court on July 20, 2026, with a grand opening Aug. 13. The 41,242-square-foot, roughly $29.8 million facility combines a retail pharmacy with a central fill operation that can prepare up to 7,000 prescriptions per eight-hour shift. Healthcare is also taking retail space: Norton Healthcare is a tenant at Shops at Middletown Station, which sold to Curbline Properties in May 2026.
What the office numbers say: St. Matthews 5.6% vacancy at $17.73; Hurstbourne/Eastpoint 19.7% at $21.56; Plainview/Middletown 17.8% at $17.81 (Cushman & Wakefield, Q2 2026).

What's there: Norton Brownsboro Hospital (197 licensed beds) added a tower with 70 patient beds, a 55% increase, along with a new emergency department with 42 patient care areas.
New space: Chamberlain Woods, at 5220 Chamberlain Lane near the I-71 and I-265 interchange, is a speculative Class A office and medical park near Norton Brownsboro Hospital, described by REBusinessOnline in October 2025 as offering up to 300,000 square feet, with 2027 anticipated delivery.
What's planned: Baptist Health announced plans in May 2022 for a hospital in Crestwood in Oldham County as part of the Clore Station development, and no hospital construction timeline has been published.
What the office numbers say: the Northeast submarket has the tightest office market in Louisville at 4.9% vacancy and the highest average asking rent at $22.15 (Cushman & Wakefield, Q2 2026).
What investors look at here: new-construction medical suites near the hospital, owner-user condos for physician groups, and land along the I-71 corridor.
What's planned: Norton Children's announced in June 2025 a pediatric care campus and the system's second full-service children's hospital on 150 acres off Tucker Station Road in Jeffersontown. The project will be built in phases starting with the hospital, and will include research facilities, specialty services and expanded mental health and autism services. As of June 2026, Norton was still gathering community input, with more than 10,000 people taking part. No cost, bed count or opening date has been published.
What investors look at here: land and flex buildings along Tucker Station Road and Blankenbaker Parkway that could serve suppliers, outpatient practices and support services once the timeline is set. Speculating on a hospital campus without a published schedule carries real timing risk.
What's there: Norton Audubon Hospital has 432 licensed beds. UofL Health runs Mary & Elizabeth Hospital (331 beds) and Peace Hospital (220 beds), plus Medical Center East and Medical Center Northeast in Louisville, Medical Center Southwest, and Medical Center South in Shepherdsville.

What's there: Norton Healthcare closed its purchase of Clark Memorial Health in Jeffersonville and Scott Memorial Health on Oct. 2, 2023; they now operate as Norton Clark Hospital and Norton Scott Hospital. Baptist Health Floyd, at 1850 State Street in New Albany, has been part of Baptist Health since 2016.
Recent moves: Baptist Health Floyd began a $10.3 million emergency department expansion and chapel project, reported Aug. 6, 2026.
