According to Redfin, over the three months ending in June 2026:

  • The median New Albany home sold for about $225,000, up about 2% from a year earlier. Median means half sold for more, half for less.
  • Homes sold for about 98% of their asking price on average.
  • About 137 homes sold in those three months.
  • The median home took about 58 days to sell, almost two weeks longer than a year earlier.

That last number matters. Buyers are taking a little more time, which means pricing it right from day one matters more than it did a couple of years ago.

Selling an older house in New Albany

A lot of New Albany's housing is older, and older homes come with their own checklist:

  • Homes built before 1978 require a federal lead-based paint disclosure
  • Buyers' inspectors will look hard at roofs, foundations, wiring, plumbing, and sewer lines. A sewer line camera inspection is common on older homes
  • If your home is in a historic district, exterior changes may have needed approval. Have the paperwork ready if you've done work

Property taxes are paid a year behind

Indiana bills property taxes the year after they're owed, with payments due May 10 and November 10. So when you sell, you usually haven't paid for all your time in the house yet, and you give the buyer a credit at closing for the unbilled part. No state transfer tax

Indiana doesn't charge a state real estate transfer tax. A Sales Disclosure Form gets filed with the county assessor, with a small fee.
