by Rob Bergeron
Stunning Victorian home with a manicured lawn and vibrant landscaping.

There are 61 homes on or next to a golf course for sale in the Louisville area today (November 8, 2026), from $100,000 to $1,450,000, with a median asking price of about $499,999. Louisville has more golf-course neighborhoods than most cities its size, from 1960s ranches around Big Spring and Audubon to 2020s custom homes at Lake Forest, Persimmon Ridge and Glen Oaks. This guide covers the communities, what the premium for a fairway lot actually is, the club-membership question, and the things (errant balls, early mowers, flood-prone low holes) that golf-course buyers learn after they move in.

Golf course communities around Louisville

Lake Forest and Polo Fields (40245)

Lake Forest Country Club's Arnold Palmer course is surrounded by 1990s-to-2020s brick homes, most with finished basements and three-car garages, and the Polo Fields course sits a few minutes east. This is the largest golf-course housing stock in Jefferson County. See the Lake Forest guide.

Hunting Creek and Prospect (40059)

Hunting Creek Country Club's 1970s-to-1990s homes along US-42 are some of the most sought-after golf-course properties in the East End, with Glen Oaks in Oldham County just north. See the Prospect guide.

Oldham County: Oldham County Country Club, Glen Oaks and Eagle Creek (40014, 40031)

Crestwood and La Grange have golf-course homes at lower prices per square foot than the East End, on bigger lots. See the Oldham County guide.

Persimmon Ridge and Simpsonville (40067)

Persimmon Ridge's Arthur Hills course in Shelby County anchors a community of larger homes 25 minutes east of downtown on I-64, and Shelbyville's Weissinger Hills is a few minutes farther. See the Shelby County guide.

Bullitt County: Heritage Hill and Hillview (40165)

Shepherdsville's Heritage Hill and the Hillview area have the metro's most affordable golf-course homes, many in the $300,000s. See the Bullitt County guide.

Inside the Watterson: Audubon, Big Spring, Standard and Shawnee

Older courses with older homes around them: Audubon Country Club in 40213 (Audubon Park), Big Spring and Standard Country Club in the Hikes Point and St. Matthews area, and the public Shawnee course in 40212 (Portland and Shawnee North). These are the only golf-course addresses in Louisville under $300,000.

Club membership: is it required?

Almost never in Louisville. Living on the course and belonging to the club are separate; most golf-course subdivisions have an ordinary HOA for the common areas and the club sells memberships to anyone. Initiation fees at the private East End clubs run from the low five figures to $50,000-plus with monthly dues on top, and several clubs offer social memberships for residents who do not play. Ask the listing agent whether any membership is attached to the lot; a few communities built in the 1990s have a mandatory social membership written into the deed.

What golf-course buyers learn after closing

Mowers start early (often before 7 a.m. in summer). Golf balls find the yard, the siding and occasionally the windows, and the homeowner's insurance, not the club's, usually pays. Low-lying holes near creeks (Floyds Fork, Harrods Creek, Beargrass) can flood the back of the lot. Course-side lots have more foot traffic and less privacy than a wooded interior lot. Finally, the course's financial health is part of your property value: a course that closes and gets sold for development changes the neighborhood, and it has happened in Louisville more than once. Ask how the club is doing before you pay the fairway premium.

The median asking price today is about $499,999, with half of listings between $366,900 and $640,000. Older homes around Audubon, Big Spring and Shawnee start near $100,000; custom homes at Lake Forest, Hunting Creek and Persimmon Ridge run to $1,450,000.

Do I have to join the club if I buy on a golf course?

Usually not. Most Louisville golf-course neighborhoods have an HOA for the common areas and a separate, optional club membership. A few 1990s communities wrote a mandatory social membership into the deed, so ask before you make an offer.

How much more does a golf course lot cost?

In the same subdivision, typically 5 to 15 percent more than an interior lot, with the biggest premiums on lots with long fairway or water views.

Which Louisville golf course communities have the most homes for sale?

Right now: 40245 (Lake Forest), 40059 (Prospect), 40031 (La Grange), 40067 (Simpsonville).

Is a golf course home a good investment?

They have held value well in the East End and Oldham County, where the clubs are healthy. The risk is a struggling course: when a course closes, the homes around it lose the premium they carried. Check the club's membership numbers and finances as part of your due diligence.
