Jeffersontown is an independent city in southeastern Jefferson County, and its commercial map looks different from the rest of Louisville. A large share of the city's property sits inside Bluegrass Commerce Park, an industrial and office park that opened in 1966 and now covers more than 1,800 acres. Around it, retail and office buildings line Taylorsville Road, Watterson Trail, Blankenbaker Parkway and Hurstbourne Parkway. Winner Realty helps owners, investors and business operators buy, sell and lease commercial property in Jeffersontown, KY, and this page explains how the local market is organized so you know what to ask before you start.

Where commercial property is in Jeffersontown

Listings in and around the city fall into a few clear clusters. The first is the commerce park, where industrial, warehouse and industrial flex buildings sit on streets such as Plantside Drive, Production Drive, Electron Drive and Data Drive. Office space inside the park is also listed along Data Drive and Alliant Avenue. The park is divided into seven units, including Commonwealth Park, Plainview Office Park and Blankenbaker Crossings.

The second cluster is the road frontage. Office and retail properties are spread along Taylorsville Road (KY 155), Linn Station Road, Watterson Trail and Hurstbourne Parkway. Strip centers such as Plainview Village Center and Schiller Square show up in current retail listings.

The third is Blankenbaker Parkway, which runs from Taylorsville Road north to Shelbyville Road and meets Interstate 64 at exit 17. Land and office sites near that interchange are marketed under the Blankenbaker Crossings name. If your search is wider than this one city, our Louisville commercial real estate overview covers the whole county.

What drives demand here

Demand in Jeffersontown starts with employment. The commerce park holds roughly 850 businesses and about 38,000 jobs, which the city describes as making it the third-largest city of employment in Kentucky. Businesses that need loading docks, warehouse space or small office suites tend to look here first.

Road access is the second driver. Blankenbaker Parkway ties the park area to I-64, and the other corridors connect it to the rest of Metro Louisville. Tenants who ship goods, send crews to job sites or serve customers across the county care about that access more than about a storefront address.

The third driver is the city's own business support. Jeffersontown runs an economic development office and lists a business savings program, exterior improvement help and other incentives on its website. Ask the city what applies to a specific property before you price a deal around it.

Zoning and permits in Jeffersontown

Jeffersontown is a home rule city with its own mayor and council, and it keeps its own Land Development Code. Louisville Metro lists that code among the local rules for the 12 Jefferson County cities that have their own zoning authority. In practice, a project can pass through Louisville Metro planning staff and the Planning Commission and still need approval from the Jeffersontown City Council. That happened in 2026, when the council voted down a revised apartment plan on Watterson Trail after the Planning Commission had recommended it.

The city's website points to zoning, business licenses, building codes, inspections and permit forms through its Community and Economic Development pages. Before you buy a building for a specific use, confirm the zoning district and any conditions with the city, not with a listing sheet. Our commercial due diligence checklist shows where zoning confirmation fits in the buying timeline.

Types of commercial property you will find

  • Industrial and warehouse buildings in the commerce park, including distribution space.
  • Industrial flex buildings that combine office and shop or storage space.
  • Small and mid-size office buildings and suites, both inside the park and on Hurstbourne Parkway and Taylorsville Road.
  • Strip retail and freestanding retail on the main road corridors.
  • Land near Interstate 64 and Blankenbaker Parkway.
  • Apartment buildings. Any property with two or more units is commercial real estate, so duplexes, quadplexes and larger buildings are financed and valued as commercial deals.

Single-tenant buildings leased on a triple-net basis are common in the retail and industrial categories. Our guide to triple net lease investing explains how those leases split costs, and our cap rate guide shows how buyers price them.

Buying or selling a business that owns its building

Many Jeffersontown owners run a business out of a building they also own, such as a machine shop, a distribution operation or a medical office. Selling that kind of company means two transactions at once: the operating business and the real estate. Some owners sell both together, and others sell the business and lease the building back to the new operator. Our page on buying or selling a business with real estate in Louisville walks through the options, and you can request a free commercial property valuation to see what the building alone could bring.

Frequently asked questions

Who approves zoning for a commercial property in Jeffersontown?

The city keeps its own Land Development Code, and the city council has final say on projects that need it, even when Louisville Metro planning staff and the Planning Commission review the plans first. Confirm the process for your specific parcel with the city before you sign a contract.

Is Bluegrass Commerce Park the only industrial area?

It is the largest and best known, and it holds most of the industrial and flex listings. Office and retail space also appears on Taylorsville Road, Watterson Trail, Hurstbourne Parkway and Blankenbaker Parkway.

Can I buy a commercial building in an LLC?

Yes. Buyers commonly take title through an LLC, and lenders will tell you what entity structure they require. Ask your attorney and lender before you write an offer.

Does Jeffersontown offer incentives for business owners?

The city lists several programs on its website, including a business savings program and exterior improvement help. Eligibility rules change, so ask the city's economic development office what applies to your property.
