La Grange is the county seat of Oldham County, Kentucky, and it is the one place in the county where a freight railroad runs down the middle of Main Street. The 2020 census counted 10,067 residents. This page sticks to facts we could verify about downtown, the highway corridors, and how zoning and permits work, so you can start a commercial search or a sale on solid footing. It does not quote prices, vacancy rates, or deal results. If you are comparing towns, our Louisville commercial real estate overview covers the wider region.

Where commercial property is in La Grange

Downtown centers on the Central La Grange Historic District, listed on the National Register of Historic Places on September 8, 1988. It runs mainly along Washington, Main, and Jefferson Streets, Kentucky Avenue, and First through Sixth Avenues, and it includes the Oldham County Courthouse. CSX Transportation tracks are embedded in Main Street from 4th Avenue to Cedar Avenue, so freight trains share the street with regular traffic.

Two state routes shape the rest of the map. Within city limits KY 146 is known as Jefferson Street for about 1.5 miles, and it meets KY 53, which is First Avenue. County planning records also place commercial cases on South Hwy. 53, including a 2023 request to move a one-acre parcel at 2107 S. Hwy. 53 from C-1 to C-2, and on W. Jefferson Street and W. Main Street, where a 2026 docket sought C-2 and C-N zoning for two parcels.

What drives demand here

La Grange is the seat of county government. The Oldham County Fiscal Court building at 100 West Jefferson Street houses the county planning office, and the courthouse sits in the historic district. Courthouse and county offices are in town, which matters for office and service users who want to be close to them.

Downtown also has small businesses, including shops, restaurants, and art galleries, along with the La Grange Railroad Museum beside the tracks. A seasonal Farmers and Artisan Market runs from mid-May through late October. The Kentucky Department of Corrections maintains four correctional facilities in La Grange, so state employment is part of the local picture.

Before you rely on the trains as a draw, remember they also affect access. A parcel on Main Street has a different traffic pattern than one on KY 53, and a buyer should visit at several times of day.

Zoning and permits in La Grange

Oldham County Planning and Development Services, at 100 West Jefferson Street in La Grange, handles planning for the county, and the Oldham County Planning and Zoning Commission hears La Grange dockets. The county page also lists a separate La Grange Board of Adjustments. Ask the county which body owns your request before you file.

District names that appear in county records for La Grange properties include:

  • C-1, Local Business District
  • C-2, Community Business District
  • C-N, Commercial Neighborhood District
  • C-3, Heavy Commercial, shown on a listing for an office and warehouse building on E. Adams Street
  • I-2, Industrial District

County forms include Pre-Application, Site Plan Review, Technical Review Committee and Sign Permits. A National Register listing is federal recognition, so ask the county and city whether any local review applies to exterior work downtown. Our commercial due diligence checklist lists the other items to confirm.

Types of commercial property you will find

Downtown has older small-scale buildings in the Commercial Style named in the historic district record, suited to shops, restaurants, and offices. The highway corridors carry different uses: public listings show an office and warehouse flex building of about 7,500 square feet built in 1979 on E. Adams Street, and county dockets show highway-side parcels moving between the C-1 and C-2 commercial districts. Industrial zoning exists as well, as the I-2 district shows.

Any property with two or more units, such as a duplex or small apartment building, is commercial. A small commercial building leased to one tenant is often priced by its cap rate, so see cap rates explained. For financing, see commercial real estate loans in Kentucky.

Buying or selling a business that owns its building

Downtown operators often own the building their shop or office occupies. When that owner retires or moves, the sale has two parts, the business and the real estate, and sometimes a lease-back to the new operator. Our page on buying or selling a business with real estate walks through how buyers and sellers handle that. Frequently asked questions

Does the railroad on Main Street affect a purchase?

It can. CSX tracks are embedded in Main Street between 4th Avenue and Cedar Avenue and freight trains share the street, so access, parking, and customer visits are worth testing on site before you buy.

Which office reviews a commercial project in La Grange?

Oldham County Planning and Development Services takes applications, and the Planning and Zoning Commission hears La Grange dockets. Confirm with the county whether the La Grange Board of Adjustments applies to a variance.

What is the difference between C-1 and C-2 in La Grange?

County records name C-1 the Local Business District and C-2 the Community Business District, and a 2023 request sought a change from C-1 to C-2 on South Hwy. 53. The ordinance lists the permitted uses for each, so read it for your parcel.

Can I sell my business and its building together?

Yes, and many owners do. Some sell the company and lease the building to the buyer instead. Bring in your attorney and CPA early because the structure changes the financing and tax picture.
