by Rob Bergeron
Cozy yellow bungalow surrounded by autumn leaves in a quiet suburban neighborhood.

There are 161 homes with an in-ground pool for sale in the Louisville area today (November 8, 2026), from $109,000 to $4,895,000, with a median asking price of about $440,000. Louisville summers run humid and well into the 90s from June through September, which is why "homes with pool" is one of the most searched phrases on our site every spring. This guide covers where the pool homes are, what they cost compared with the same house without one, what a pool costs to run and insure here, and how to inspect one before you buy.

Pool home prices in Louisville right now

  • Under $200,000: 27 homes
  • $200,000 to $300,000: 30 homes
  • $300,000 to $400,000: 19 homes
  • $400,000 to $600,000: 25 homes
  • $600,000 to $1,000,000: 26 homes
  • $1,000,000 and up: 34 homes

Pool homes skew expensive because pools were mostly built on larger East End and Oldham County lots, but about a third of today's listings are under $400,000, in the south end, Fern Creek, Jeffersontown and Bullitt County. The median pool-home listing is about 1,978 square feet.

Where Louisville's pool homes are

Prospect (40059 (Prospect)) alone has more pool homes for sale than any other ZIP, followed by the Iroquois Park and Beechmont area (40214 (Iroquois Park)), Jeffersontown, the Highlands, Fern Creek, La Grange, Lake Forest and Springhurst. Older in-ground pools (1960s to 1980s) cluster in the south end and the older East End; newer ones (2000s on) are in Prospect, Lake Forest, Oldham County and the newer Fern Creek subdivisions.

Does a pool add value in Louisville?

Less than it cost to build, and less here than in Florida or Arizona. A well-kept in-ground pool in an East End or Oldham County neighborhood where pools are common adds roughly 5 to 8 percent to the sale price; in neighborhoods where it is the only pool on the street it can add nothing or narrow the buyer pool. Appraisers in Louisville typically give $10,000 to $30,000 of value for a pool regardless of what it cost. Buy a pool because you will use it, not as an investment.

What a pool costs to own here

Plan on $1,500 to $3,500 a year for chemicals, electricity for the pump, water, and opening and closing (Louisville pools are closed from roughly October to late April, and most owners pay a service $300 to $500 each way). Add $150 to $400 a year in extra homeowner's insurance; most Kentucky insurers also require a fence with a self-latching gate, and Louisville Metro's building code requires a barrier at least 48 inches high around any pool deeper than 24 inches. Big-ticket items: a new liner for a vinyl pool runs $4,000 to $8,000 every 8 to 12 years, a pump or heater $1,500 to $4,000, and resurfacing a concrete (gunite) pool $10,000 to $25,000 every 15 to 20 years.

Inspecting a pool before you buy

A standard home inspection does not cover the pool. Hire a pool company for a separate inspection ($150 to $300) that pressure-tests the plumbing for leaks, checks the pump, filter, heater and electrical bonding, and looks at the liner or plaster, the coping and the deck. Ask the seller for the pool's age, the liner or resurfacing date, the equipment ages, and the service company's records. If the pool is closed for the season when you buy, negotiate an escrow or a credit, because you cannot test what you cannot see.

Above-ground pools and "pool-ready" yards

The search behind this page is for in-ground pools. Above-ground pools add no appraised value in Louisville and many buyers ask for them to be removed. If you want to build a pool, budget $60,000 to $120,000 for an in-ground pool in Louisville in 2026, check the lot for utility easements and the sewer line, confirm the HOA allows it, and remember that Jefferson County reassesses property after permitted improvements.
