Shelbyville is the county seat of Shelby County, a historic downtown on U.S. 60 with Interstate 64 running about two miles south of the city. That mix of an old Main Street core and interstate-adjacent industrial ground makes it a different kind of commercial market than most Louisville suburbs. If you are buying, selling, or leasing commercial property here, this page covers where the property sits, what is driving demand, and how the local permit process works. For the wider region, start with our Louisville commercial real estate guide.

Where commercial property is in Shelbyville

Shelbyville's commercial property falls into three areas that behave very differently.

  • Downtown. Much of the downtown was rebuilt after a large fire in 1909, which left the city with many large, ornate commercial buildings. Shelby Main Street, an accredited downtown program, works on design, promotion, economic vitality, and organization for the district.
  • The U.S. 60 corridor. U.S. 60 runs through the city, and it is the main route for road-facing commercial lots.
  • The west side industrial parks. Three industrial parks sit on the west side of the city, close to the I-64 access that logistics and manufacturing users look for. Logistics Drive, home to a one million square foot battery manufacturing building, is in Shelbyville.

Shelbyville also sits in a county where Simpsonville, a separate city, hosts a large HVAC and sheet metal manufacturing campus on Buck Creek Road. Buyers searching "Shelby County" will often compare both cities.

What drives demand here

Industrial demand is the headline. The state of Kentucky announced in November 2024 that Shelbyville Battery Manufacturing would operate a battery cell, module, and packaging plant in a one million square foot building on Logistics Drive. Public records describe it as the largest economic development project in Shelby County history, with plans for 1,572 jobs. A large employer like that tends to pull in suppliers, service businesses, and contractors who need flex, warehouse, and small-bay space nearby.

Downtown has its own drivers. The city created a Reinvestment Grant District offering matching grants of up to $100,000 for renovating historic downtown buildings, and an occupational tax rebate for businesses that hire at least three new employees at $45,000 or more. These programs have changed over time, so confirm current terms with the city before you count on them in a pro forma.

The area is also known for horses and bourbon. Shelbyville calls itself the Saddlebred Capital of the World, and two distilleries operate in the area, which supports hospitality, event, and agricultural-adjacent uses.

Zoning and permits in Shelbyville

Planning and zoning for Shelbyville and Shelby County runs through Triple S Planning and Zoning, located on Washington Street in Shelbyville. According to the county's permit guide, the sequence for a project looks like this:

  • Get a physical address (lot numbers are not accepted).
  • Get a driveway permit from the county road department, city public works, or the state highway department, depending on the site.
  • Get a septic permit if you are not on sewer, or a water and sewer connection through the city utility.
  • Get a zoning permit and a building permit. Inside city limits the City of Shelbyville building inspector handles it; outside, the county building inspector does.
  • Schedule electrical, plumbing, and HVAC inspections, some of which go through the state Department of Housing, Buildings and Construction.

The county's zoning map ordinances use codes such as C-2 (Neighborhood Business), C-4 (Highway Commercial), I-1 (Light Industrial), and agricultural districts. District rules differ by parcel, so ask Triple S to confirm the classification and permitted uses before you write an offer. Commercial sites often also need a site plan drawn to scale by an engineer.

Types of commercial property you will find

  • Historic downtown storefronts and mixed-use buildings, often with apartments above retail. Any building with two or more units is commercial property.
  • Industrial and warehouse buildings in the west side parks, from small-bay to large single-tenant facilities.
  • Highway-commercial lots along U.S. 60.
  • Agricultural and development land on the edges of the city.
  • Specialty uses tied to horses, distilling, and events.

Industrial buildings here trade on tenant credit and lease terms, so our guide to triple net lease investing and our cap rate explainer are good places to start before you compare properties.

Buying or selling a business that owns its building

Many Shelbyville businesses, from downtown shops to light industrial operators, own the building they work in. That means two sales happen at once: the operating business and the real estate. They can be sold together, or you can sell the business and lease the building back to the buyer. We walk through both paths in our guide on buying or selling a business with real estate. If a historic downtown building is involved, ask early about renovation condition, since older buildings often need major work.
